Due Diligence and Initial Planning Investigation
Due diligence refers to the investigation and research done before entering into an agreement or a financial transaction with another party.
Due diligence is an investigation or audit of a potential investment to confirm all facts, that might include the review of financial records. A thorough research before signing a contract, especially one involving the purchase or sale of real estate is essential. Due diligence means taking precaution, reviewing and analyzing documents, performing calculations, purchasing insurance, performing inspections, and walking the property before you actually enter into a binding real estate contract.
Investors perform due diligence before buying a property from a company. It can also refer to the investigation a seller performs on a buyer that might include whether the buyer has adequate resources to complete the purchase.
The purpose of a due diligence investigation is to enable the buyer to discover as much as possible about the property before he or she is obligated to buy it. This includes discovering information that the seller may not want the buyer to know or perhaps information of which the seller isn’t even aware.
